New Mexico firm buys ChampionsGate office building

A New Mexico investment company has purchased a three-story office building in ChampionsGate Resort for $8.8 million.

BGK ChampionsGate LLC purchased the 44,605-square-foot building located at 8390 ChampionsGate Blvd. in Osceola County. The building is 100 percent leased.

Joseph L. Rossi and Bret Felberg of Grubb & Ellis Commercial Florida represented the seller, RIDA Associates, the master developer of the ChampionsGate development.

BGK ChampionsGate is a subsidiary of Santa Fe, N.M.-based BGK Group, which owns and manages about 18 million square feet of commercial property located in 29 states. In Orlando, the company owns the 86,980-square-foot Orlando Corporate Park I and II off Colonial Drive near the Fashion Square Mall.

The 1,500-acre ChampionsGate is located five miles southwest of The Walt Disney World Resort. When complete, the resort is expected to include 4,136 hotel rooms, 2,578 residential units, 54 holes of golf, 98,000 square feet of office space and more than 349,000 square feet of retail space.

Time-share business comes of age

Once considered part of the seedy underside of Central Florida’s tourism trade, the (time-share) industry can now boast of Orlando as the “time-share capital of the world,” with headquarters for some of the biggest operators located here. The Orlando area also has 125 time-share resorts with a combined 28,000 units.

The industry’s image has been in transformation since famous U.S. corporate brands like Disney and Marriott entered the game.

Lewis, whose Disney time-share unit recently announced a new project in Hawaii, admits he would have been embarrassed a decade or so ago to tell his mother he was in time-share sales.

Not any longer.

With construction of the Hawaii resort getting under way, Lewis said hes now scouting sites in Nevada on Lake Tahoe and the Caribbean.

“We have not seen any slowdown,” Lewis told the group.

“This was his home away from home,” company spokesman J.D. Isip said as he ushered me into the tiny one-room apartment above the firehouse that Disney called his own. “After Walt built Disneyland, Burbank didnt see him much — he was here every day.”

The first thing you notice is the faint smell of potpourri. Then the realization strikes that you are in a secret corner of the Earths happiest place that very few mortals see.

Pennsbury Band — Only band to play all five Disney locations

As 125 students marched Tuesday down Hood Boulevard in Falls playing a lively rendition of “The Lion Sleeps Tonight” heard in Disney’s “The Lion King,” traffic slowed and people leaned out their windows to watch.

It was the Pennsbury High School Marching Band, practicing outside the school despite the dampness and cold for its performances in Philadelphia and China.

The band will lead the procession Thursday at the 6ABC/Boscov’s Thanksgiving Day Parade in Philadelphia. The musicians will perform Disney tunes and two Sousa marches. The band has been a regular feature of the televised Philadelphia parade for 24 years and routinely performs at such events.

Recognized as one of the top school bands in the region, the band has won several competitions during this school year. They include the U.S. Scholastic Band Association Competition in Allentown, which it won for the second year in a row.

The band has a tradition of performing at far-flung locations. When it leads the parade down Main Street in Hong Kong’s Disneyland in March, it will become the only band on the planet to play at all five worldwide Disneyland locations, which include Tokyo and Paris.“It’s a really unique experience,” said Jonah Lustig, who plays tenor drums. “We’re going to remember it for the rest of our lives.”

The band’s first and only trip to China was in 1988.

It’s no surprise to Mazzeo that the band is so successful.

“I think we’re doing a good job, and I’m very proud of the kids,” he added.

Disney World employees to participate in yearlong diabetes study

A first-of-its-kind diabetes study launches next month at Walt Disney World, involving as many as 1,000 Disney employees who have diabetes or are at high risk of becoming diabetic.
